The Terms of Service govern a Pull Signal subscription. The Website Terms of Use govern this site's public pages.

Terms of Service

Effective September 14, 2026 · Version 1.0

These Terms of Service (the "Terms") govern your subscription to the Pull Signal platform. They form a binding agreement between Pull Signal, Inc., a Delaware corporation with its principal place of business in Delray Beach, Florida ("Pull Signal," "we," "us"), and the organization identified on the Order Form ("Customer," "you").

We have written these Terms in plain language. Where a sentence could be read two ways, it should be read the way an ordinary business reader would read it.

1. How this agreement is put together

1.1 Two documents. Your relationship with Pull Signal consists of these Terms plus one or more Order Forms. An Order Form is the document you sign that sets out your plan, the number of seats, the subscription term, and the fees. These Terms set everything else.

1.2 Which controls. These Terms govern. An Order Form changes these Terms only where it expressly identifies the section it is changing. General language in an Order Form does not override a specific provision here.

1.3 Acceptance. You accept these Terms when you sign an Order Form, or when you or your Authorized Users access the Service, whichever happens first.

1.4 Purchase orders. If you issue a purchase order, we may reference it for your convenience. Any terms printed on it have no effect.

2. What you are buying

2.1 The Service. The Service is the Pull Signal platform: a web application that identifies development activity from public records, places it on the parcel it affects, and provides information about parcel ownership. The Service is provided over the internet. It is not a mobile application, and we do not deliver software for you to install.

2.2 Your right to use it. For the subscription term, and as long as you pay your fees, we grant you a non-exclusive, non-transferable right to access and use the Service for your own internal business purposes, through the number of seats stated on your Order Form.

2.3 Authorized Users and seats. An Authorized User is a named individual — your employee or contractor — whose credentials you have created. Seats are assigned to a named person. Credentials may not be shared, and two people may not use one seat, whether at the same time or by taking turns. You may reassign a seat to a new person when the original one leaves your organization.

2.4 You are responsible for your users. You are responsible for everything your Authorized Users do on the Service and for keeping credentials secure. Tell us promptly if you learn of any unauthorized access.

2.5 Changes to the Service. We are actively building this product and the Service will change. We may add, modify, or remove features. If we remove a material feature you are paying for and do not replace it with something comparable, you may terminate the affected subscription and we will refund fees you have paid for the period after termination.

3. Data in the Service, and what it is not

3.1 Where the information comes from. The Service is built on public records and other publicly available sources — county property appraiser records, state business registries, municipal agendas, minutes and permit filings, transportation and utility records, and publicly accessible web sources. Some of it is summarized or assembled using artificial intelligence.

3.2 We do not guarantee accuracy. Public records contain errors, are updated on schedules we do not control, and are sometimes incomplete. AI-generated summaries, impact scores, and ownership results may be wrong. The Service is a research tool. It is not a substitute for title work, legal advice, an appraisal, a survey, or your own verification. You are responsible for independently verifying anything you rely on before you act, spend money, or make a representation to anyone else.

3.3 Impact scores and AI output. Impact scores, summaries, and chatbot responses are estimates generated automatically. They are opinions produced by software, not professional judgments, and we make no representation that they are correct.

3.4 Coverage. Coverage varies by municipality and county and changes over time. We do not promise that any particular jurisdiction, record type, or parcel is covered, or that coverage will be maintained.

3.5 Owner Information. "Owner Information" means information the Service returns about the owner of a parcel, including names, business affiliations, and contact details, and any background summary. Owner Information is assembled from public and publicly available sources at the time you request it. Section 5 governs what you may do with it.

4. Prohibited purposes

4.1 Pull Signal is not a consumer reporting agency. The Service is not a consumer report and is not assembled or evaluated for any purpose under the federal Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.) or any comparable state law.

4.2 You may not use the Service, or anything you obtain from it, in whole or in part, as a factor in:

  • establishing a person's eligibility for credit or insurance for personal, family, or household purposes;
  • evaluating a person for employment, promotion, reassignment, or retention;
  • tenant screening or any residential rental decision;
  • determining eligibility for a license or other government benefit; or
  • any other purpose listed as a permissible purpose under 15 U.S.C. § 1681b.

4.3 Also prohibited. You may not use the Service to stalk, harass, threaten, or intimidate any person; to make any decision about a person on a basis prohibited by federal, state, or local law, including the Fair Housing Act; or in any way that violates applicable law.

5. Contacting property owners

The Service helps you find out who to contact. How you contact them is your responsibility, and several laws govern it.

5.1 Your commitment. If you use Owner Information to contact anyone, you will comply with all laws that apply to that outreach, including:

  • the Telephone Consumer Protection Act and its regulations, including restrictions on autodialed and prerecorded calls and text messages to mobile numbers and on calling hours;
  • the National Do Not Call Registry and any applicable state do-not-call list, including the obligation to scrub your calling lists and to maintain your own internal do-not-call list;
  • the CAN-SPAM Act, including accurate headers and subject lines, a valid physical address, and a working opt-out honored promptly; and
  • the Florida Telephone Solicitation Act (Fla. Stat. § 501.059) and any comparable law of any state where you or the person you are contacting is located.

5.2 We provide no clearance. A phone number appearing in the Service is not a representation that it is lawful for you to call or text it, that it is not on a do-not-call list, or that the person has consented to be contacted. We do not scrub against any do-not-call registry, and you should assume we have not.

5.3 Indemnity. You will defend, indemnify, and hold Pull Signal harmless from any claim, demand, penalty, fine, or proceeding — including reasonable attorneys' fees — arising out of your outreach to any person, or out of any use of the Service that breaches Section 4 or Section 5.

6. Restrictions on use of the Service

You may not, and may not permit anyone else to:

  • scrape, crawl, spider, or use any automated means to access or extract data from the Service, except through an interface we provide for that purpose;
  • export or download data in bulk, or extract data systematically, whether manually or automatically;
  • resell, sublicense, rent, distribute, or otherwise make the Service or its data available to anyone who is not an Authorized User;
  • incorporate any data from the Service into another product, database, or service, including any competing offering;
  • use any data from the Service to train, fine-tune, or evaluate a machine learning model;
  • reverse engineer, decompile, or attempt to derive the source code, models, scoring methods, or data sources of the Service;
  • access the Service to build a competing product, or for competitive benchmarking or analysis;
  • circumvent or interfere with any access control, rate limit, seat limit, or security feature; or
  • misrepresent your identity or affiliation when creating an account.

Occasional printing or downloading of individual records for your own internal work is permitted and is not "bulk."

7. Fees, billing, and taxes

7.1 Fees. You will pay the fees stated on your Order Form. Fees are stated in U.S. dollars.

7.2 Billing in advance. Subscriptions are billed in advance.

  • Monthly subscriptions are charged to the payment method you have on file, automatically, on each renewal date. Payment is due immediately.
  • Annual subscriptions are invoiced in advance for the full term. Payment is due within thirty (30) days of the invoice date.

7.3 No refunds. Fees are non-refundable and we do not prorate partial periods, except (a) where Section 2.5 applies, or (b) where you terminate for our uncured material breach under Section 9.3, in which case we will refund fees you have paid for the period after termination.

7.4 Late payment. Overdue amounts accrue interest at 1.5% per month, or the maximum rate permitted by applicable law, whichever is less. You will reimburse our reasonable costs of collection, including attorneys' fees.

7.5 Suspension. If a monthly payment fails, we will give you seven (7) days to resolve it before suspending access. If an annual invoice is overdue, we will give you fifteen (15) days' written notice before suspending access. Suspension does not relieve you of the obligation to pay.

7.6 Price changes. We may change our prices. A price change takes effect at the start of your next subscription term, and we will give you at least thirty (30) days' notice before it applies to you. If you do not accept it, you may decline to renew.

7.7 Taxes. Fees are exclusive of taxes. You are responsible for any sales, use, excise, value-added, or similar tax on your subscription, other than taxes on our net income. If we are required to collect a tax, we will add it to your invoice.

8. Term, renewal, and cancellation

8.1 Term. Your subscription runs for the term stated on your Order Form (the Initial Term). It renews automatically for successive periods of the same length unless either party gives notice of non-renewal.

8.2 Notice of non-renewal.

  • Monthly subscriptions: cancel at any time before the renewal date. Cancellation takes effect at the end of the current month and you keep access until then.
  • Annual subscriptions: give notice at least thirty (30) days before the end of the current term.

8.3 How to cancel. Cancel in the Service, or by emailing support@pullsignal.ai. We will not require a phone call, a retention conversation, or a written request on letterhead.

8.4 Suspension for misuse. We may suspend access immediately, without notice, if we reasonably believe you or an Authorized User is breaching Section 4, 5, or 6, or creating a risk to the Service or to any other customer. We will tell you promptly and work with you to resolve it.

8.5 What happens after termination. Access ends. For thirty (30) days after termination you may ask us for a copy of your My Projects and Watchlist entries, and we will provide it in a commercially reasonable format. After that we may delete your Customer Data. Sections 3, 4, 5, 6, 7, 10, 11, 12, 13, and 14 survive.

9. Warranties and disclaimers

9.1 What we promise. We warrant that we will provide the Service with reasonable skill and care, and that we have the right to grant you the rights in these Terms.

9.2 Availability. We will use commercially reasonable efforts to keep the Service available. We do not offer a service level agreement, uptime commitment, or service credits. The Service depends on third-party sources and providers, and those may be unavailable or change without notice.

9.3 Material breach. Either party may terminate for the other's material breach if the breach is not cured within thirty (30) days after written notice describing it in reasonable detail.

9.4 Disclaimer. EXCEPT AS STATED IN SECTION 9.1, THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE." WE DISCLAIM ALL OTHER WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND ANY WARRANTY ARISING FROM COURSE OF DEALING OR USAGE OF TRADE. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE, OR THAT ANY DATA IN IT IS ACCURATE, CURRENT, OR COMPLETE.

10. Your data, our data

10.1 Customer Data. "Customer Data" means what you put into the Service: your account details, your My Projects and Watchlist entries, your saved searches and alert settings, your notes, and your queries. As between us, you own it.

10.2 Your watchlist is confidential. We will not sell your Customer Data, share it with any other customer, or disclose to anyone which parcels you are tracking or researching. We treat it as your Confidential Information.

10.3 How we may use it. We use Customer Data to provide and support the Service. We may also use information about how the Service is used to operate, secure, and improve it — but only in aggregated and de-identified form, meaning it cannot reasonably be used to identify you, any Authorized User, or any parcel you are tracking. We will not publish or share aggregated data in any form that identifies you.

10.4 Our intellectual property. We own the Service, including its software, interfaces, models, scoring methods, and the compiled database, together with all intellectual property rights in them. These Terms grant you a right to use the Service, not to own any part of it. All rights we do not expressly grant are reserved.

10.5 Feedback. If you send us suggestions, we may use them freely, with no obligation to you. We will not identify you as the source without your permission.

10.6 Privacy. Our Privacy Policy at pullsignal.ai/privacy describes how we handle personal information, including information about property owners. It is incorporated into these Terms.

11. Confidentiality

11.1 Each party may receive information from the other that is marked confidential or that a reasonable person would understand to be confidential ("Confidential Information"). Customer Data is your Confidential Information. The Service's non-public features, pricing, and the terms of your Order Form are ours.

11.2 Each party will protect the other's Confidential Information with at least reasonable care, use it only to perform under these Terms, and disclose it only to employees, contractors, and advisors who need it and are bound by comparable obligations.

11.3 These obligations do not apply to information that is or becomes public through no fault of the recipient, was already known to the recipient without restriction, is received from a third party without restriction, or is independently developed without use of the other's Confidential Information.

11.4 If a party is legally compelled to disclose the other's Confidential Information, it will give notice in advance where lawfully permitted, so the other party can seek protection.

12. Indemnification

12.1 By Pull Signal. We will defend you against any third-party claim that the Service, as provided by us and used within these Terms, infringes that third party's U.S. patent, copyright, or trademark, and we will pay any damages finally awarded or agreed in settlement. This does not apply to any claim arising from Customer Data, from your use of the Service in breach of these Terms, from combination with anything we did not supply, or from the content of public records or Owner Information.

12.2 By you. You will defend us against any third-party claim arising from (a) your Customer Data, (b) your breach of Section 4, 5, or 6, (c) your outreach to any person, or (d) any decision you or anyone acting on your information made in reliance on the Service. You will pay any damages finally awarded or agreed in settlement.

12.3 Process. The indemnified party will notify the other promptly, give the indemnifying party control of the defense, and cooperate reasonably. The indemnifying party will not settle in a way that admits fault by, or imposes an obligation on, the indemnified party without its consent.

13. Limitation of liability

13.1 NEITHER PARTY WILL BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST REVENUE, LOST BUSINESS, LOST DEALS, OR LOSS OF DATA, WHETHER OR NOT THE POSSIBILITY WAS KNOWN.

13.2 EACH PARTY'S TOTAL LIABILITY ARISING OUT OF OR RELATING TO THESE TERMS WILL NOT EXCEED THE FEES YOU PAID OR OWED IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM.

13.3 Exceptions. Sections 13.1 and 13.2 do not limit (a) your obligation to pay fees, (b) either party's indemnification obligations under Section 12, (c) either party's breach of Section 11, or (d) liability that cannot be limited by law.

13.4 These limits apply even if a remedy fails of its essential purpose, and reflect an agreed allocation of risk that is reflected in the fees.

14. Governing law and disputes

14.1 Governing law. Florida law governs these Terms, without regard to its conflict of laws rules. The U.N. Convention on Contracts for the International Sale of Goods does not apply.

14.2 Forum. The state and federal courts located in Palm Beach County, Florida have exclusive jurisdiction. Both parties consent to personal jurisdiction there and waive any objection based on venue or inconvenient forum. Either party may seek injunctive relief in any court of competent jurisdiction to protect its intellectual property or Confidential Information.

14.3 Jury waiver. EACH PARTY WAIVES ANY RIGHT TO A JURY TRIAL IN ANY PROCEEDING ARISING OUT OF OR RELATING TO THESE TERMS.

14.4 Time limit. Any claim arising out of or relating to these Terms must be brought within one (1) year after it accrues, or it is permanently barred.

14.5 No class actions. Each party may bring claims only in its individual capacity, and not as a plaintiff or class member in any class or representative proceeding.

15. Changes to these Terms

15.1 We may update these Terms. Except as stated in 15.2, a change takes effect at the start of your next subscription term, and we will give you at least thirty (30) days' notice before then. Continuing to use the Service after that date means you accept the updated Terms; if you do not, decline to renew.

15.2 Immediate changes. A change required by law, or reasonably necessary to protect the security or integrity of the Service, may take effect immediately on notice. If such a change materially reduces your rights, you may terminate within thirty (30) days and we will refund fees paid for the period after termination.

16. General

16.1 Entire agreement. These Terms, your Order Forms, and the Privacy Policy are the entire agreement between us on this subject and supersede all prior discussions, proposals, and understandings.

16.2 Assignment. Neither party may assign these Terms without the other's written consent, which will not be unreasonably withheld. Either party may assign to a successor to substantially all of its business or assets without consent.

16.3 Independent contractors. We are independent contractors. Nothing here creates a partnership, joint venture, agency, or employment relationship.

16.4 Publicity. We may identify you as a customer, using your name and logo, only with your prior written approval. You may withdraw that approval at any time on written notice, and we will stop using it within thirty (30) days.

16.5 Notices. Notices must be in writing. We will send notices to the email address on your Order Form or in your account. You may send notices to legal@pullsignal.ai, with a copy to Pull Signal, Inc., 1830 Lake Drive, Delray Beach, Florida 33444. Notice is effective when sent, unless the sender receives a delivery failure.

16.6 Force majeure. Neither party is liable for delay or failure caused by events beyond its reasonable control, including natural disasters, hurricanes, war, terrorism, labor disputes, internet or utility failures, or acts of government. This does not excuse payment obligations.

16.7 Severability and waiver. If a provision is held unenforceable, it will be modified to the minimum extent necessary to make it enforceable, and the rest remains in effect. A failure to enforce a right is not a waiver of it.

16.8 Export and sanctions. You represent that you are not located in, and not owned or controlled by anyone located in, a country subject to a U.S. embargo, and that you are not on any U.S. government restricted-party list.

16.9 U.S. government users. The Service is "commercial computer software" under FAR 12.212 and DFARS 227.7202. Government use is subject to these Terms.

16.10 Interpretation. "Including" means "including without limitation." Headings are for convenience only. These Terms will not be construed against the drafter.

Website Terms of Use

Effective September 14, 2026 · Version 1.0

These terms govern your use of pullsignal.ai and its public pages. By using the site you agree to them. If you do not agree, please do not use the site.

If you are a Pull Signal subscriber, your use of the platform at app.pullsignal.ai is governed by our Terms of Service and your Order Form, not by these terms. Where the two differ, the Terms of Service govern.

1. The site is informational

This site describes our product. Everything on it is provided for general information. Nothing on it is an offer, a commitment, legal or investment advice, or a representation about any specific property, parcel, or transaction.

We describe features that exist today and some that we are building. A description of something we are building is not a promise that it will ship, or ship on any schedule.

2. Example signals and source documents

Where we show real examples of development activity, they are drawn from public records and were accurate when published. Public records are amended, projects change, and links to government documents move or expire. We do not warrant that any example remains current or that any source link still resolves.

3. Forms you submit

If you submit a form — to talk to a founder, to send us a parcel, or to tell us your market — you are asking us to contact you, and we will, at the address you provide. We use what you send only to respond and to understand demand for coverage.

Do not send us confidential information through a form. Anything you send is not confidential unless we have a written agreement saying otherwise, and submitting a form does not create one.

If you send us a parcel or an address, we may look it up in our platform to respond to you. Our Privacy Policy explains how we handle what you send.

4. What you may not do

You may not:

  • scrape, crawl, spider, or use automated means to access or copy the site or its content;
  • copy, republish, or redistribute our content, other than ordinary personal or internal business use;
  • use our name, logo, or brand without our written permission;
  • attempt to gain unauthorized access to any part of the site or any connected system;
  • interfere with the site's operation or security, or place an unreasonable load on it; or
  • use the site for any unlawful purpose.

5. Our content

The site, its design, text, graphics, and the Pull Signal name and logo belong to us or our licensors and are protected by intellectual property law. We grant you permission to view and print pages for your own reference. We grant nothing else.

We link to government records and other third-party sites. We do not control them and are not responsible for their content, availability, or privacy practices.

Map images on this site are served by third-party mapping providers, which receive your IP address when your browser loads them. Our Privacy Policy names them.

7. No warranty

THE SITE IS PROVIDED "AS IS" AND "AS AVAILABLE." WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND ANY WARRANTY THAT THE SITE OR ITS CONTENT IS ACCURATE, CURRENT, COMPLETE, OR UNINTERRUPTED.

8. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, PULL SIGNAL WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOST PROFITS OR LOST BUSINESS, ARISING OUT OF YOUR USE OF THIS SITE. OUR TOTAL LIABILITY ARISING OUT OF OR RELATING TO THIS SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).

Some jurisdictions do not allow certain limitations, in which case the limitations above apply to the fullest extent permitted.

9. Changes

We may change these terms at any time by posting a revised version with a new effective date. Continuing to use the site after that means you accept the change.

10. Governing law and disputes

Florida law governs these terms, without regard to its conflict of laws rules. The state and federal courts in Palm Beach County, Florida have exclusive jurisdiction, and you consent to personal jurisdiction there.

Any claim arising out of or relating to this site must be brought within one (1) year after it accrues.
